Super nice location with enough room for lots of people
We really enjoyed our stay in San Martino with friends and family. There is enough room for everybody to have quiet times to your own and the pool is so big that even with all the people in at the same time it did not feel crowded. We especially enjoyed the cook coming in every other night and the food was great. Thank you Angelo and also Anna Maria for cleaning up all the dishes. Thanks a lot for wonderful stay, Andrea
Better than expected, a slice of heaven!
Villa San Martino is professionally run by its owner. The historic house is full of character; each room is an elegantly appointed suite, with a it’s own modern bathroom. Our group of 18 never felt cramped, The villa is located on its own private gated peninsula, with amazing views that never get old. We had picnics, dined al fresco, and long lazy brunches in the large Italian updated kitchen. The location was ideal, close to Rome but in the heart of Umbria. The staff was top notch. There is nothing about this house that I would change. Everyone in our group loved the villa. A great place for a family reunion.
Idyllic place for a getaway
I cannot sing the praises of this place or the owners and caretakers enough. We were a group of 14 family members across two generations, couples and singles, some wanted to sit by a lake, by a pool, and relax, others wanted to pack our 10 days with trips around Umbria. We gathered each night in the phenomenal kitchen to catch up about our days, eating in the gorgeous dining room and outside, depending on our mood. The lounging areas, entertaining spaces, bedrooms and lavish grounds were just right: elegant, comfortable, peaceful. And the owners and caretakers did an amazing job looking after us. We hope to come back some day soon.
I don’t know if we can top this place

The place was spectacular and offered large communal spaces inside and out for some or all of us. The bedrooms were all beautifully appointed with ensuite bathrooms and the stone structure meant that it was quiet if you wanted some time of your own.
Barbara ( chef) cooked two fabulous meals for us and the smells welcomed us upon arrival. The views speak for themselves and the pool and all other amenities were all magnificent.
Local restaurant served us well as did the local vineyard.
Anna Maria (host) was perfect.

Stunning, comfortable, and welcoming
Ten of us stayed here for a week of vacation, reunion, and fun. We had to drag ourselves away from the villa as it was so comfortable and easy to be in. We each had our own rooms with bath and there was plenty of extra space. We could easily have had 8 - 10 more people stay with us. The beds were so comfortable that my husband and I plan to purchase the same mattress back here in the States. (Beware - it gets so dark at night that if you wake in the middle of the night, you are going to want to have left a light on.) The kitchen is not only large and clean, but incredibly well stocked. We hired a chef, Barbara, to cook for our large group twice. The food was delicious and she was lovely. We also cooked for ourselves and found that we were never lacking a utensil, towel, etc. The pool was gorgeous and clean and there were plenty of chairs to lounge by. Anna-Maria - who ran the property - was easy to be in touch with and so helpful. We mostly took day trips to the small, beautiful towns in Umbria and then in Tuscany. It truly was a picture-perfect holiday. I can't recommend this place enough.
